Happy August, Summerlin friends and neighbors!
I cannot believe we are already in the second half of the year. Summer has been flying by in the best way possible. Between fireworks on the Fourth, Saturday mornings at the farmers market, and family hikes at Red Rock before the sun gets too high, this season has reminded me why I love this community so much.
This month's newsletter is packed with things I am genuinely excited about. The Summerlin market is doing something interesting right now, August is full of can't-miss events, and I have a tip of the month that might save you a few hundred dollars on your energy bill when the heat is at its peak.

Summerlin continues to hold its position as one of the most desirable real estate markets in Southern Nevada. Here is what I am seeing on the ground this August.
Inventory is steady but selective. We are seeing a healthy number of listings across the price spectrum, but the best homes in the best locations are still moving quickly. Condos and townhomes in the $350K to $550K range are seeing multiple offers when priced right, while luxury estates above $1.5M are taking a bit more time to find the right buyer. That is good news for buyers looking for premium properties — there is room to negotiate on the upper end.
Interest rates are holding. Rates have been stable through the summer, and we are seeing buyers who waited on the sidelines in 2025 finally coming back into the market. With rates expected to potentially shift later this year, now is a smart time to act if you are ready to buy.
New construction is thriving. Summerlin's newest villages continue to attract buyers from out of state and local move-up buyers alike. Builders are offering some of the best incentives I have seen in years — rate buydowns, closing cost credits, and upgraded finishes included at no additional cost. If you are considering new construction, this is an excellent time to explore your options.

Check Your AC Filter Monthly
This is the single most impactful thing you can do to keep your energy bill under control during August. During the summer, your air conditioner is running constantly. A dirty filter makes it work twice as hard and can increase your energy bill by 15 percent or more.
Check your filter at the beginning of every month and replace it if it looks dusty. It is a five-minute task that pays for itself in comfort and savings. While you are at it, make sure your outdoor condenser unit is clear of debris and has good airflow around it. A few minutes of maintenance can save you hundreds of dollars over the summer.
And here is a bonus tip: set your thermostat to 78 degrees during the day and 72 at night. Gradual temperature changes are far more efficient than letting the house heat up all day and then trying to cool it down quickly.
