The Hills of Summerlin: Where the Dream Began — A Neighborhood Spotlight

Tree-lined residential street in The Hills village of Summerlin with mountain views

Before all 30-plus villages, before Downtown Summerlin, before Grand Park and Kestrel and all the new construction that defines the west side today, there was The Hills. Summerlin's first village broke ground in 1990 on 394 acres of desert at the foot of the Spring Mountains, and it set the tone for everything that followed. Over three decades later, The Hills remains one of the most beloved neighborhoods in all of Summerlin, and it deserves a proper spotlight.

What Makes The Hills Special

The first thing you notice driving through The Hills is the trees. Mature, sprawling, deciduous trees lining nearly every street. In a valley where new communities often take years to develop shade, The Hills arrived with a landscaping plan that gave it an established, settled feel from the start. The result is a neighborhood that feels like it has been there for generations, with lush green lawns, quiet cul-de-sacs, and an intimate sense of community that newer villages are still growing into.

The village is home to 13 distinct neighborhoods, including Amarante, Belaire Estates, Cherry Creek, Copper Ridge, Cypress Grove, Evergreen, Hillcrest Estates, Hillpointe, Las Colinas, Panorama Pointe, Serenata, Visions, and Willow Tree. Each has its own character, but they share that signature Hills aesthetic: classic desert architecture with warm stucco, terracotta accents, and front-yard landscaping that actually gets to bloom.

The Hills Park: The Heart of the Village

At 9100 Hillpointe Road, you will find The Hills Park, a 7-acre community anchor that punches well above its size. The centerpiece is an open-lawn amphitheater with a stage that hosts outdoor concerts, movie nights, and seasonal events throughout the year. There are two lighted tennis courts, a sand volleyball court, a baseball half-court, a children's play area, and several shaded picnic ramadas. The recreation center is operated by the City of Las Vegas, so programming is reliable and well-run. It is the kind of park where neighbors actually run into each other, and kids ride bikes while parents catch up on the sidelines.

TPC Summerlin and the Golf Connection

Right next door is TPC Summerlin, a Bobby Weed-designed 18-hole championship course that has been a PGA TOUR stop since 1992. Even if you do not golf, living next to TPC means open space, views, and a level of upkeep that elevates the whole neighborhood. The course winds through the village's eastern edge, and several homes in The Hills back directly onto fairways with unobstructed views of the Red Rock escarpment.

Schools and Daily Life

The Hills is served by two well-regarded public schools within the village boundaries: William R. Lummis Elementary and Ernest A. Becker Sr. Middle School. Both are walkable from many neighborhoods, which is a major draw for families. High school students attend Palo Verde High School, one of the top-rated public high schools in the Clark County School District.

For everyday errands, the village sits close to the intersection of Charleston and Rampart, where you will find a Vons-anchored shopping center, a CVS, several quick-service restaurants, and a coffee shop or two. Downtown Summerlin with its full grocery, dining, and retail lineup is less than 10 minutes east.

Who Is the Hills For?

The Hills attracts buyers who value established character over brand-new construction. The homes here were built between 1990 and the early 2000s, so lots are larger than what you will find in newer villages, and many properties have been thoughtfully updated. You will find everything from single-story starter homes to sprawling estates. As of mid-2026, the median list price in The Hills sits around the high $600,000s to low $700,000s, though entry-level options still exist under $550,000 and luxury homes at the Hillcrest Estates tier can push past $1.5 million.

“Whenever I show a home in The Hills, clients always comment on the trees. There is something about a neighborhood that feels like it has been loved for 30 years. The roots are deep here, literally and figuratively.”

For buyers who want mountain views, mature landscaping, and a village with real history, The Hills is hard to beat. It is the neighborhood that proved Summerlin could be something special, and three decades later it still is.
