Summerlin South: Desert Views, Guard-Gated Estates, and Red Rock at the Doorstep

While many of Summerlin®'s early villages were built up near the 215, Summerlin South grew the other direction, stretching toward the far west edge of the valley until it meets the Red Rock Canyon escarpment head on. It is one of the most dramatic corners of the whole community, a place where guard-gated estates, 20-acre parks, and a couple of championship golf courses share the same slice of desert, and where the mountains feel close enough to touch. Characterized most often by the 89135 ZIP code, it is a remarkably distinct village, and it deserves its own local's guide.

Outdoor Life Worth the Drive

The anchor here is Summerlin Centre Community Park at 10588 Marketwalk Place. At 20 acres, it is one of Summerlin's larger parks, with two full-sized lighted soccer fields, a practice field, miles of walking trails, picnic areas, a playground, and a community center that hosts classes and events year-round. For families, knowing the fields stay lit well into the evening is a small but real quality-of-life win. A few minutes away, Sagemont Park on Morro Vista Drive opened in 2019 and brings a newer playground and open lawns to the southern neighborhoods that otherwise lean estate-heavy.

Golf and Gated Communities

Summerlin South is home to some of Summerlin's most exclusive addresses. The Red Rock Country Club village, which opened in 1998, sits around its namesake 18-hole course and is one of the most secure, guard-gated communities in the valley. Near it, The Gardens and the newer, ultra-exclusive The Ridges deliver estates with sweeping views of the canyon escarpment. These are the neighborhoods where custom architecture meets wide-open desert, and living there feels genuinely resort-like. TPC Summerlin, the longtime PGA TOUR host, is just up the road, so a day of golf rarely requires leaving the area.

Schools and Daily Life

Families in Summerlin South generally zone to John W. Bonner Elementary, Sig Rogich Middle School, and Palo Verde High School, with West Career & Technical Academy offering a magnet option nearby. As with all CCSD assignments, exact boundaries vary by address, so it is always worth confirming when you are looking at a specific home. For daily errands, the village sits close to the shops and dining along Charleston, Rampart, and the major centers between them, while Downtown Summerlin's full lineup is a short drive north.

Because the village spans from attached townhomes all the way up to the luxury estates of The Ridges, Summerlin South genuinely offers a bit of everything. If you have ever wanted a home right at the edge of the desert with the mountains as your backdrop, this is where to be. Most of the village carries the 89135 ZIP code, and you can see current Summerlin South listings to browse what is on the market right now. As one of my favorite corners to show clients, I can tell you the views never get old, and neither does the sense of space out here. If you would like a tour of Summerlin South or any other village, reach out anytime, and I would love to show you around.
