Summerlin's Biggest Changes in 2026: Grand Park, New Neighborhoods, and Major Upgrades

Summerlin has always been a community that grows thoughtfully, and 2026 is shaping up to be one of its most transformative years in recent memory. From a brand new 90-acre park to major infrastructure projects and fresh housing options, there is a lot to keep up with. Whether you are a long-time resident or considering a move, here is everything you need to know about what is changing this year.

Grand Park Is Finally Open

The biggest news for anyone who loves the outdoors is the opening of Grand Park, Summerlin's largest park at 90 acres. Located in Summerlin West, the first phase — Council Park — opened in December 2025 with baseball fields, pickleball and basketball courts, a splash pad, playground, fitness stations, and plenty of shaded picnic areas. A second phase followed in March 2026, adding even more recreational space. Two more phases are still in planning, which means this park will only get better. For families in the western villages like The Paseos and Stonebridge, this is a game-changer.

New Homes in Kestrel Village

Summerlin opened 10 new neighborhoods in 2025 alone, and the pace has not slowed down. Dove Rock by Woodside Homes opened in February 2026 in Kestrel Village, offering 67 townhomes and single-family homes ranging from 1,716 to 2,217 square feet with prices starting in the $500,000s — a relatively accessible entry point for new-construction Summerlin. Meanwhile, Mockingbird by Lennar Homes is under construction nearby. If you are shopping for new construction, Kestrel and Kestrel Commons are where the action is right now.

Major Road and Trail Upgrades

Commuters will notice the work happening on the 215 Beltway between Charleston and Far Hills. This $130 million project, which celebrated its one-year milestone in February, includes widening the Beltway, a new flyover ramp from southbound 215 to eastbound Summerlin Parkway, and improved on-ramps. Additional widening and new ramps are scheduled to begin this summer and will run about 18 months. It is a headache now, but it will make a meaningful difference once complete.

Speaking of getting around, construction began in August 2025 on the $26 million Summerlin Parkway Trail — a 3.5-mile shared-use path with lighting running from Rampart Boulevard to the 215 Beltway. It is expected to wrap up in early 2027 and will be a fantastic addition for runners, cyclists, and walkers.

A New 400-Acre Section Is Taking Shape

Perhaps the biggest long-term news is the new 400-acre section being developed at Alta Drive and Crossbridge Drive. Subdivision approvals are in place, and site work began in April 2026. The plan calls for up to 2,909 residential units, which will add significant inventory to the western edge of Summerlin over the coming years.
